It is entirely possible for a landowner to take a plot through planning to development and manage the process themselves. However, most Landowners will not have the time or the industry knowledge to manage this in the most efficient manner, resulting in unnecessary financial risk. We typically deal with Planning consultancy requests in three ways and we are happy to discuss your particular requirements further in detail. We have listed the options here.

DML Joint Venture Agreements
As a joint venture partner, it is in our interest to take a potential development through planning in a fast and efficient manner, whilst ensuring that we maximise your future profits from the sale.
The planning process can be a complex, costly and arduous process with many potential obstacles arising along the way. At DML, we have the in house staff and expertise to expedite planning through to completion, at no financial risk to you.
We will consider all options for development prior to submitting any application. The future use of the site will nearly always dictate the success or failure of any application, whether it will be commercial, retirement, residential, affordable or local needs.
We will assess the local Neighbourhood development plans and environmental features, greenbelt, flood zones and AONB (areas of outstanding natural beauty) as these can all have a significant impact on planning and future profits from the land.
- We’ll liaise with Architects, Planning consultants, Masterplanners, Local parish councils and District councils on your behalf.
- We organise and Pay for all Highways, Topographical, Ecology as well as possible Archaeological and Arboricultural surveys.
- We will take on all costs and management of the planning process through to completion and then assist in finding a buyer for your, now ‘Planning approved’ land, adding significant value to your plot.

DML Development Option agreements
An option agreement gives landowners a method of achieving increased land values through development potential without bearing the costs of going through the planning process. The landowner enters into a formal agreement with a developer giving them the right to purchase the land with a pre-agreed payment solution, if and when planning in granted. This could be a fixed price or a percentage of the enhanced market value.
The developer then goes through the planning process at their cost, which can easily escalate to a large financial burden (especially on medium to large developments). This allows the landowner to take advantage of the developer’s experience and knowledge. Should the planning process be rejected, you will keep the any pre agreed Option fee and the title to your land. If this solution is attractive to you we will introduce you to one of or tried and tested developers.
